Standards

Stall mix

Compact stalls are 8 × 16 ft at the far end of each row. EV-ready stalls sit nearest the building. Many codes cap compact at 25–30% and ask for 5–10% EV-ready; check yours.

Truck stalls are 12 × 60 ft pull-in on a 30 ft aisle in a bay along the far edge. Parallel stalls (8 × 22) flank the entrance drives between aisle crossings.

Structured option

Repeats the surface layout per level on the same footprint. Auto uses a parked ramp at 1:15 when the longest aisle allows, else an express ramp bay that eats stalls. Helical reserves a circular ramp (30 ft inside radius plus the aisle) at the corner nearest the first entrance on every level.

Swept path

At every aisle-to-drive corner the vehicle is driven round with a tractrix model: the front axle follows the path, the rear axle and any trailer axle off-track behind it, and the body ghosts are drawn. It starts at the AASHTO centreline radius and swings wider until the whole unit stays on pavement. Island noses are rounded at the radius you set; trucks usually need 25–30 ft.

Building & ratio

Use the 3 · Building tool to draw a footprint. Stalls, aisles, and ADA spaces wrap around it. Typical ratios: retail 4, office 3, restaurant 10, warehouse 1.

Screening inputs

What it does, and what it does not

  1. Insets the parcel by your setback to get the curb line.
  2. Sweeps every bay orientation and module offset, laying double-loaded 90-degree bays with an aisle between the rows.
  3. Drops landscape islands at the end of every row and after every N stalls, the way most municipal codes ask.
  4. Runs drive lanes from each entrance you place, with curb returns at the property line.
  5. Places ADA stalls nearest the entrances with a shared access aisle per pair, per the 2010 ADA Standards count.
  6. Wraps around the building you draw, keeps a sidewalk clear, and checks the stall count against your parking ratio and floor count.
  7. Reserves the pond when you ask: it sizes the detention footprint from the screen, tucks it into the corner farthest from the entrances, and lays the lot out again around it.
  8. Keeps the orientation with the most stalls, then reports impervious area, parking efficiency in square feet per stall, a detention volume screen, a rough cost, and a fire-apparatus access screen against the International Fire Code 20 ft route and 150 ft reach.
  9. Traces real lots. Type an address and it loads aerial imagery to scale, or upload a survey or site plan and calibrate it with one known dimension.
  10. Checks circulation. One-way angled bays alternate direction and get a cross-aisle at both ends; a design vehicle from the AASHTO table sweeps every corner; the fire-apparatus route and reach are screened.
  11. Sizes a deck. Set the levels and it repeats the layout per level, decides between a parked ramp at 1:15 and an express ramp, and prices the structure per stall.
  12. Compares schemes. Save any layout, change something, save again, and read the stall, ratio, impervious, efficiency, and cost columns side by side.

What this is, and is not

This is a beta sketch tool built for fun and for first looks, by the people behind SitePrior's screening reports. It is not an engineering service and no professional relationship of any kind is formed by using it. Nobody licensed has reviewed the layout it draws for you, every number on the page is a screening estimate from public data and rules of thumb, and the geometry audit that runs on every layout only proves the drawn pieces do not overlap each other. A site plan you could permit or build needs a survey, a civil engineer, and your local ordinance, in that order.

Angled stalls run one-way, alternating direction bay by bay with a cross-aisle at both ends, and the plan shows the flow arrows. A structured option repeats the layout per level with a parked, express, or helical ramp. The swept-path screen drives five AASHTO design vehicles round every corner with a tractrix model, trailers off-tracking behind. Truck stalls and parallel stalls are options. The grading screen samples USGS elevations for slope, fall direction, and a balanced cut-and-fill. Parcel lines come from NC OneMap or any county ArcGIS layer you paste. Exports cover DXF, IFC, OBJ, GeoJSON, CSV, and PNG. Left for the full-price tools: swept paths on arbitrary hand-drawn routes, signage and striping details, and pavement design. Know the lot before you lay it out

Stall count is the easy part. Flood zone, wetlands, soils, and slope decide whether the lot is buildable at all. Run the address through the free site check: it pulls FEMA, USDA, USFWS, and USGS layers for any U.S. parcel in about ten seconds, and the $29 report ranks what will cost you.
